7Arrows Land Staff is seeking a motivated and experienced Right-of-Way Agent (Brownfield Projects) to support utility infrastructure projects in West Texas. This specialized role focuses on Brownfield transmission projects—upgrades, rebuilds, and repairs to existing electric facilities—where detailed document work, field coordination, and landowner engagement are essential.

Key Responsibilities

  • Right of Entry & Access Management: Secure access for survey, construction, and vegetation management; prepare and track access lists in project management tools.
  • Title & ROW Reviews: Analyze easement rights, prepare Right-of-Way Reviews, and support title curative actions.
  • Document Drafting & Recording: Prepare, deliver, and record acquisition documents (easements, amendments, temporary easements, special conditions); ensure compliance with legal and client protocols.
  • Data & Document Platforms: Use client databases, GIS mapping software, and project tracking tools to manage parcel files and acquisition status.
  • Construction Support: Draft construction notices, coordinate with survey and construction crews, and manage temporary land rights.
  • Damages & Encroachments: Document, negotiate, and resolve damages (crop loss, property impacts); process encroachment requests and prepare release forms.
  • Landowner Relations: Serve as the primary contact for landowners, addressing concerns, negotiating easements, and ensuring clear communication throughout the project.
  • Compliance & Reporting: Maintain acquisition logs, prepare condemnation packages if needed, and ensure adherence to Texas Property Code Chapter 21.

Qualifications

  • Required: Texas Real Estate Salesperson License or TREC ERW License.
  • Experience: 2+ years in ROW acquisition or land services; utility transmission/distribution project experience preferred.
  • Knowledge: Familiarity with ROW practices, including easement acquisition, temporary land rights, damage settlements, and encroachment procedures.
  • Technical Skills: Proficient in Microsoft Office; experience with GIS mapping, electronic parcel files, and project management platforms a plus.
  • Soft Skills: Strong negotiation, communication, and organizational abilities; capable of managing sensitive landowner interactions.
  • Other: Willingness to travel across West Texas and work in varied field conditions.
