Role Overview
Maintenance Assistant work under the supervision of a maintenance manager or facilities supervisor. They are responsible for ensuring facilities are safe, functional, and well-maintained through a combination of preventive and corrective tasks.
Key Responsibilities
- Respond to maintenance requests (e.g., leaky faucets, broken locks, minor electrical issues)
- Perform routine inspections of doors, windows, lighting, plumbing, electrical, and HVAC systems to identify wear or hazards
- Complete basic repairs such as plumbing fixes, tile replacement, door hinge adjustments, and minor carpentry
- Assist with upgrades like painting, mounting shelves, or installing whiteboards
- Maintain cleanliness and organization of tools, equipment, and supply rooms, help maintain cleanliness and organization of maintenance areas
- Support larger repairs or seasonal tasks with maintenance or janitorial staff
- Follow safety procedures when using tools, ladders, or chemicals
- Document completed tasks and report recurring issues to supervisors
- Assist with facility cleaning (sweeping, mopping, trash removal)
- Maintain inventory of repair supplies and notify supervisors of shortages
- Support emergency repairs as needed
- Conduct routine inspections of equipment and facilities.
- Assist in the setup and maintenance of machinery.
- Carry out preventative maintenance tasks as scheduled.
- Respond to maintenance requests from staff or residents.
- Assist in landscaping and outdoor maintenance tasks.
- Install and repair doors, windows, and other fixtures.
- Ensure all safety protocols are followed during maintenance activities.
- Keep inventory of maintenance supplies and tools.
- Document completed maintenance tasks and report issues.
- Support emergency repairs as needed.
Skills & Qualifications
Previous experience in a maintenance role
- Basic mechanical skills in plumbing, electrical, and carpentry
- Ability to work independently and as part of a team
- Familiarity with HVAC systems and preventive maintenance programs, HVAC license
- Ability to operate hand and power tools safely
- Good problem-solving and time management skills
- Strong communication and teamwork abilities, strong problem-solving abilities
- Knowledge of safety regulations and local building codes
- Physical stamina to lift heavy objects and perform manual labor
- Certification in facilities maintenance or a related field
- High school diploma or GED; prefer relevant certifications (CPO, HVAC, etc.)
- Willingness to learn and take direction
- Ability to lift heavy objects and perform physical tasks
- Basic math skills for measurements and calculations
