Property Manager

Job Summary
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our residential properties. The ideal candidate will possess a strong background in property management, customer service, and conflict resolution. You will be responsible for maintaining high occupancy rates, ensuring tenant satisfaction, and managing property maintenance while adhering to Fair Housing regulations and landlord-tenant laws.
This is a part-time property management position for a small property management company that also does real estate sales. This allows you the opportunity to also pursue real estate sales while receiving an ongoing wage for property management duties. Ideal candidate would start part-time and assist in business development (with commission for business brought in) to grow into full-time.
Responsibilities
- Manage aspects of property operations including leasing, tenant relations, and maintenance coordination.
- Ensure compliance with Fair Housing regulations and landlord-tenant laws.
- Utilize property management software (Appfolio) for leasing and customer relationship management.
- Conduct monthly property inspections to assess maintenance needs and ensure compliance with safety standards.
- Handle tenant inquiries, conflicts, and complaints in a professional manner while providing exceptional customer service.
- Negotiate lease agreements with prospective tenants.
- Implement marketing strategies to attract new tenants and maintain high occupancy rates through upselling techniques.
- Maintain accurate records of tenant information, lease agreements, and maintenance requests.
- Collaborate with supplier partners to ensure timely repairs and upkeep of properties.
Requirements
- Must have valid Texas real estate license
- Must have own transportation with valid driver’s license and current registration/insurance
- Property management or real estate experience is essential.
- Strong knowledge of landlord-tenant law, Section 8 regulations, and Fair Housing guidelines.
- Excellent conflict management skills with the ability to handle difficult situations calmly and effectively.
- Proficient in using Appfolio or a similar system, such as Yardi or OneSite.
- Strong sales skills with a focus on customer service excellence.
- Ability to perform data entry accurately while maintaining organized filing systems.
- Exceptional phone etiquette and communication skills are required for effective tenant interactions.
Job Type: Part-time
Pay: From $20.00 per hour

Education
- High school or equivalent (Preferred)
Experience
- Property management: 1 year (Required)
License/Certification
